Just Beachy - 235SM

Keep it JUST BEACHY at this peaceful and centrally-located place. JUST BEACHY is two short blocks from the beach (3 min walk). This modern condo has 1 bedroom, 1.5 bathroom, chef grade appliances, hot tub and AC.

The open living space and ensuite bedroom is located on the second level. The condo is flooded with natural day light. Rooftop cooking and dining spacious enough for a visiting friends. The kitchen has chef grade appliances. Interior dining for 2 (more dining options on the rooftop). The living room has comfortable sectional sofa seating with a pull-out sleeper should an extra sleeping bed be needed.

Up the spiral staircase to a rooftop entertaining deck. The roof deck has a hot tub, BBQ and dining table for 6 guests.

The owner keeps personal items in the single car garage. The guest will have access to the laundry center located in the garage. Guest are not able to park an auto in the garage. Guest covered parking is available. The condo has use of one car port in the complex. The car ports are not assigned. Additional overnight auto parking is on the San Miguel St.

The condo does have mini-split AC units. The fireplace provides the unit's heat. The fireplace is controlled by a thermostat on the wall. The heat from the fireplace is blown through venting into the sleeping area.

There is a $125 hot tub fee per reservation. If a guest chooses not to use the hot tub, the fee is non-refundable.

  We enjoyed our stay at this condo. The location is great, the condo is nice. We did not appreciate having to pay an additional fee for a spa that we did not want to use, but because we paid for it we decided to use it. There weren't any instructions as to how to turn on the heater so we had to call Seven Sisters. The breaker had to be flipped then we had to call again as to how to turn it on. It took 2 days before we could use it. Then when we used it, it was disappointing as far as comfort so we turned it off and did not use it again. The umbrella on the upper deck was broken, we reported it and was told they did not know. On our first full day there we reported that the light above the mirror in the half bath was not working. Was never fixed. Would like to stay there again, but only if everything is fixed and in working order and the spa was not an additional cost.

  I had a great experience staying at 235 San Miguel St. "Just Beachy" in Avila Beach. I was impressed with the property. The property is well maintained. It has wonderful decor, appliances, cooking, and kitchen equipment. Really I can't think of anything it lacked. Not just lacked, but anything that could have been better.
  The property manager made sure the garbage cans were delivered to the street and returned to the unit each week. They were very responsive to any questions or concerns I had. I would definely recommend this property to a friend or relative. In fact, I hope to rent it again someday.

  We had a great stay at Just Beachy Condo. It is a perfect house with everything needed for a long stay.
  Needs improvement: The heat in the home did not work. The hot tub was not clean and unusable. The grill and the smoker were so dirty that they were unusable. The flat top grill is so bad that it needs to be replaced. The oven and stove top are borderline dangerous because they are so tricky to turn on. There is no indication on the oven as to what the internal temperature is which is very unusual.

I do want to clarify a few of your comments for future guests considering to stay at Just Beachy. The condo's heat source comes from the fireplace. The fireplace is designed to blow warm air through the unit. The system efficiently warms the living and sleeping areas. There is also AC in the unit (a rare amenity in Avila Beach). The AC is provided from the mini-split units. This is sad to hear you considered the hot tub was unusable considering you denied access to our service technician. The spa is professionally serviced each week. We did find another means of accessing the spa for weekly service. During your stay the spa was cleaned weekly. Each week the water is tested and chemicals added to maintain cleanliness and safety. You mention the grill and smoker were unusable. We found the grill and smoker were being used since we provided propane tank(s) over the course of your stay. At any time if you were unhappy with the condition of the outdoor grills we would gladly provided additional services, if needed. Your review also touches on the kitchen oven and stove. The unit is of professional grade with a variety of cooking modes and features. Albeit the unit has unusual knob functionality, my team was available for questions, demonstrations and provided an operational video to assist you.
